You wouldn?t go to just any doctor without checking his/her credentials first, so why should you settle for anything less when choosing a Franklin Real Estate Agent? The truth is that your realtor can make the difference between your dream home and a nightmare experience. Franklin Real Estate Agent Monte Mohr explains more as he answers the following questions:
Prospective home buyer Kelly, from Hermitage, asks?
?We?ve heard you say that everyone buying a home should have their own ?Buyers Agent? to represent them through the process. We?ve been calling the agent on the sign of each home we?ve wanted to see. What?s wrong with that? Won?t that agent be better equipped to answer questions about that home??
That is a great question, and I see that in practice all the time. It is innocent enough to just make a phone call to get information, but the next thing you know, the homebuyer is working with that real estate agent. And the challenge is that when the owner listed that home, the agent signed an agreement with that seller that they would represent their best interests at all times.
So when a person comes in to buy that home, they may not be getting the same representation they could be if they had their own agent. Remember, it costs nothing extra to have your own agent representing your best interests, but it can cost you thousands if you don?t.
Ben and Beth from Spring Hill are first time home buyers looking at Nashville Real Estate and they asked?
?We have been interviewing agents to help us with our first time home purchase. Does it really matter what company an agent works for? It seems like the agents we?ve spoken to have shared more about their company than what they personally are able to do for us. Please advise.?
To be honest, I do think there are companies out there that are better than others. Some companies specialize in only hiring full-time professionals, like the company I work for, Realty Trust Residential.? Other companies will hire pretty much anybody that will come take their classes.
I really think that in that situation, the thing that is most important is that you have a connection with that agent.? Not only should you feel that they are experienced and have your best interests at heart, but this could turn into a long term relationship, anywhere from one month to three years, depending on the situation. So I think it?s really important that you have a relationship that you?re comfortable with, where you can communicate, and where you know in your heart that they are protecting your best interests.? I think that?s what is most important.
Judy is considering buying new construction in Franklin Tennessee, and she asked?
?We have been looking at possibly building a new home. All of the agents we have spoken to in the various model homes all seem very helpful and knowledgeable about their builder, home plans, etc. Wouldn?t it make more sense to use the on-sight agent for the builder we choose when building a new home??
I understand that question and Judy makes a good point ? they do know more about it. But the challenge I?ve seen before is that if there ever is a problem ? and hopefully there won?t be a problem during that construction process ? is that agent going to look out for my best interests as a consumer? Or are they going to look out for the best interest of the builder who is writing the check at the end of the week? I think it is human nature that ultimately they?re going to stand up for the company that they are representing.
It doesn?t cost anything extra to have your own agent representing you. That builder already has a marketing fee figured into the price of the home so you?re not going to get it any cheaper by going directly to them so again, I strongly recommend that you have your own representation.

I?ve been doing this for over 25 years and I remember those days. I remember the days when all we had was a big, fat MLS book and it only had one little, rough-looking picture in it. But what people need to realize in today?s world is that when you?re looking online, you ARE looking at homes. You have more access, to more information immediately at now than we ever did before.
So when you?re looking at 10 homes online, you?re pretty well seeing those 10 homes, except physically touching them and confirming the neighborhood. So I don?t think you have to physically look at that many homes at all. If you?ve looked at 10 homes, you?ve probably seen plenty.
